Agreement & Liability
- By signing this agreement, you agree to comply with all park rules and policies. - Violations may result in termination of your stay and removal from the park. - You agree to hold harmless Old Town Spring RV Park, Triumph Property Management, its owners, employees, and affiliates from all claims or liabilities. - Management reserves the right to refuse rental or require removal of any RV in poor condition or disrepair.Fire & Safety
- BBQ pits and grills must be at least 8 feet from RVs, awnings, or structures until fully cooled. - Fires are permitted only in the designated community fire pit. - Do not burn grass clippings, cardboard, leaves, aluminum, or trash. - Do not use fire pits during windy conditions or burn bans. - Completely extinguish the fire with the provided hose before leaving. - No fireworks, firearms, or explosives on park property.Prohibited Activities
- No solicitation or advertising (including RV-based businesses, garage or estate sales). - No illegal drugs, weapons, or criminal activity on property. - No vehicle washing or oil changes unless at a designated area.RV Standards & Repairs
- RVs and trailers must be clean, free of algae, and in good working order. - No aluminum foil inside windows; reflective, fire-resistant insulation only. - No major mechanical repairs without written approval. - No subletting; sites must be occupied by the owner listed on the agreement. - Sewer connections must be secure and watertight. - Sewer hoses must be elevated using proper hose supports. - Do not trim trees or modify landscaping without written approval. - Proof of current registration and insurance may be requested by management.Pets
- Limit: 2 well-mannered pets per site. - Service animals are welcome with proper documentation. - Pets must be leashed at all times when outside. - Owners are fully responsible and liable for their pets. - Excessive barking will not be tolerated. - Pet waste must be cleaned up immediately ($10 fine per incident). - No aggressive breeds permitted. - Pets must never be left unattended, chained, or tied up outdoors. - All vaccinations must be current and may be requested by management.Visitors & Guests
- Visiting hours: 8:00 AM – 10:00 PM. - Overnight guests must sign park rules and provide valid photo ID. - Guests may stay a maximum of 7 consecutive nights. - Maximum occupancy per site must not exceed management limits.Site Appearance & Maintenance
- Sites must be kept clean and clutter-free. - Only outdoor furniture is permitted outside the RV. - No outside storage of tools, boxes, or appliances. - No laundry lines or hanging clothes outdoors. - No permanent structures without written management approval. - Do not block access to electrical meters or the area behind your RV. - 20-minute limit for loading/unloading on the roadway. - No parking in vacant or grassy sites. - Keep personal items within your assigned site. - Trash must be placed in the dumpster only—not left outside your site. - Only household trash allowed in dumpsters (no furniture, tires, or hazardous materials). - Non-invasive potted plants only (limit 10 per site). Do not plant directly in the ground. - Residents are responsible for maintaining grass and cleanliness around their site.General Conduct
- Speed Limit: 5 MPH throughout the park. - Check-In: 3:00 PM | Check-Out: 12:00 PM (noon). - Quiet Hours: 10:00 PM – 7:00 AM. - Be courteous to your neighbors. Do not walk through or block another resident’s site. - No excessive noise, loud music, or public intoxication.RV PARK OLD TOWN SPRING
