6. Additional Visitors

a. Visitors must be accompanied by the registered guest at all times while in the Resort. They must comply with all Resort Rules and regulations. b. Visitors must register with the Resort Office if they plan to stay the night.

Park Information, Rules, and Regulations

We want your stay at Vance’s Camp RV Resort to be safe and enjoyable. Ensuring guest safety and resort cleanliness is our top priority, and these rules have been established to help maintain the highest quality standards throughout your stay. All rules are subject to change as new situations arise, and guests will be notified if any changes are made. Your compliance is appreciated and will help us maintain a pleasant experience for all our guests.

7. Pets

a. Vance’s Camp RV Resort is pet friendly and we welcome your furry friends. However, all pet rules must be followed during your stay. Failure to comply with these rules will result in your removal from the Resort without a refund. b. The Resort allows for a maximum of two (2) pets per site, including cats. c. You are responsible for your pet. Pets must be kept on a leash at all times outside of your RV. d. Pets must be current on all vaccinations. e. Resort Management reserves the right to refuse pets based on behavior. f. Constant behavior, such as barking, growling, or whining, is not permitted. Aggressive behavior toward other pets or guests will result in the guests needing to vacate the Resort without a refund. Vance’s Camp RV Resort will not be responsible for any incidents or accidents caused by your pet(s). g. No pets are allowed inside of Vance’s Camp buildings, including bathrooms, laundry areas, and the Resort office. Service dogs are the only exception. h. Do not bathe your pets in Vance’s Camp’s showers. Guests caught using the showers for pet baths may be asked to vacate the Resort. i. Guests are required to pick up after their pets immediately. Please make use of the provided doggie bags and waste stations, and ensure the bag is securely sealed before disposal. j. While the Resort does not limit the breeds allowed in the Resort, all guests will be required to have liability insurance which includes coverage for all breeds of dog. This policy MUST BE KEPT ACTIVE while you are a guest at Vance’s Camp RV Resort.

2. Reservation Information

Please report any problems, incidents, or accidents to Vance’s Camp RV Resort Management immediately. If there is an emergency, please call “911”. a. Please inform the office ahead of time if you are unable to check out at 11:00 AM. b. If you plan to extend your stay, please contact the office immediately. c. Guests must provide an up-to-date and reliable contact number while staying at the Resort. d. All lot changes must be approved by Resort Management. e. The RV Resort’s Rates include a maximum of two (2) people. (This does not include children during a short-term visit.) f. Vance’s Camp RV Resort is an ADULT-ONLY (18+) resort. Children under the age of 18 are not allowed to stay as long-term guests. They are short-term visitors for long-term guests only. g. You are responsible for the safety and conduct of your visitors. Children must be supervised by a parent or guardian at all times when on Resort grounds.

5. Personal Vehicles

a. The Resort maintains a maximum speed limit of 5 MPH within the Resort grounds at all times. b. Guests are required to have a valid driver’s license to operate any motorized vehicle on the Resort property, including golf carts. c. All vehicles, including golf carts, should be well maintained and safe to operate. All vehicles must be free of antifreeze or oil leaks. d. Vehicle maintenance and repairs are prohibited on Resort property unless approved by Management. Inoperable or unlicensed vehicles are not permitted in the RV Resort. e. All personal vehicles should only be parked within designated areas. Common areas are not parking areas and parking in an empty site, on the street, or in the grass is prohibited. f. Only recreational vehicles approved by Resort Management will be allowed on Resort grounds. Use of motorized bikes, ATVs, or any other unlicensed motorized vehicle is prohibited within the Resort property.

4. Recreational Vehicles

a. Each lot is allowed one (1) RV, two (2) personal vehicles, and one (1) recreational vehicle (golf carts, Polaris, etc.). Utility quads (four wheelers) or dirt bikes are not permitted on the property. All personal vehicles should be parked in the designated area on the padsites. b. Guests are required to fit all personal vehicles on their padsite. You are not allowed to park any vehicle outside of your padsite overnight (this means on the firelane, in front of someone else’s padsite, or in guest parking spots). c. You are required to have insurance on all vehicles (RVs and personal). d. RVs should be in excellent condition overall. They must be self-contained and well-maintained. Any RVs over 10 years old will need to be approved by Resort Management prior to your stay. e. Per Tarrant County mandates, sewer gaskets and seals must be used on all recreational vehicles. All sewer hoses on long-term RVs must be raised off the ground.

8. Deliveries

a. We do not accept any personal mail deliveries at the Resort. b. Vance’s Camp RV Resort is not responsible for any deliveries that are made to the property. We are not responsible for any missing/lost/stolen packages. c. If you are wanting food delivered to the Resort grounds, we ask that you please meet the delivery drivers at the front gate. d. Delivery drivers are not allowed to deliver directly to your RV. Do not give out your gate code to allow drivers access onto the Resort property.

10.Alcohol, Smoking, Drugs & Firearms

a. Smoking is only permitted within designated areas of Vance’s Camp RV Resort. b. Smoking is prohibited inside all Vance’s Camp’s buildings. c. Guests are required to dispose of all smoking materials in the provided disposal receptacles. Do not throw cigarette butts or other smoking waste on the ground in common areas or your lot. d. All weapons must be kept in compliance with state and federal law. Failure to abide by the law will result in your removal from the Resort. e. The discharge or use of firearms, fireworks, or any explosive material is strictly prohibited on Resort property. f. Guests are prohibited from hunting on Resort property–within the common areas or on the surrounding lands. g. Resort Management will not tolerate criminal or drug-related activity in or near Vance’s Camp RV Resort. Anyone, including your visiting guests, found engaging in such activity will be required to leave the Resort property immediately without a refund. h. Representatives, staff, and owners of Vance’s Camp RV Resort will not be held responsible for people of any age driving while under the influence.

12. Miscellaneous

a. Do not block the kayak ramp. b. No campfires are allowed outside of permitted areas. c. Excessive noise (including vehicle noise) or nuisances from any guests or visitors will not be tolerated. d. Obnoxious, profane, or abusive and threatening language, especially that directed at other guests or Resort staff will not be tolerated. Anyone found engaging in such activity will be required to leave the Resort immediately without a refund. e. Guests are prohibited from sleeping in vehicles outside of the RV, and tent camping is not allowed on Resort property. f. Reservations may not be transferred to others. You may not allow other guests to stay in your RV.

11.Emergency & Safety

a. If an emergency occurs, and time allows, please contact the Resort office so that Resort staff is prepared to escort emergency officials to your lot. b. If you observe any illegal or illicit activity, or anything that you believe to be concerning, please contact the Resort’s emergency line, which is available 24 hours a day. b. Vance’s Camp RV Resort is not responsible for accidents, injuries, or losses of any kind to RVs, campers, or the Resort’s visitors. All guests are required to use a surge protector and water regulator for their RV connectors.

9. River & Property

a. Guests are not allowed to swim in the river. Vance’s Camp RV Resort will not be responsible for any injury sustained while being in or around the river. b. Guests and visitors must have all proper fishing licenses from the Texas Parks and Wildlife Department to fish in the river. Texas Game Wardens will actively enforce fishing laws on the river. c. Do not feed or interact with any wildlife while on Resort property. d. Beware of snakes and alligators/crocodiles while on the property, especially when you are near the River. e. Leaving Vance’s Camp’s property and passing into the surrounding properties is trespassing and may result in your removal from the Resort as well as possible legal action from the surrounding landowners.

3. Sites

a. Each lot supports both 30 and 50-amp connections. Full hookups for electricity, sewer, and water are available at every lot. All guests are required to use adequate surge protectors for their electrical connections. b. Please avoid clutter around your RV lot. Do not use clothing lines or hang laundry outside of your RV. Only furniture and items designed for outdoor use should be kept in your lot’s designated outdoor area. c. Guests are expected to dispose of all garbage using the provided on-site dumpsters. Do not leave garbage or junk outside your RV at any time, especially overnight. It may attract wildlife, pests, and other varmints. d. Guests should not cut, deface, or hang items from trees or shrubs. Do not dig holes or ditches on your lot. Do not use concrete blocks to form structures or brace awnings. e. You may use gas or charcoal grills for outdoor cooking on RV sites. All ashes must be completely cooled before disposal. They must be put in a SEALED package before being put in the dumpster. Do not dump ashes on Resort grounds, neighboring properties, or in the river.
